We are very used to working with Property Investors and have a deep understanding of their requirements. This is because as-well as being a highly knowledgeable third-generation construction business we’re also property investors ourselves. We understand the challenges you face, whether it be financing restrictions, optimal design of your property (HMO layout for example), or getting your property rented as soon as possible.

Carmelcrest is a professionally run, third-generation building company which has operated in the commercial sector for thirty-seven years. As a business we also undertake our own property investments, in doing so, we quickly discovered that the level of quality being delivered by residential contractors is far less than what is expected in the commercial sector. It was that which drove us to launch our residential division in 2019, bringing our commercial ethos for quality and service to the residential market. We’re here to transform the status quo in residential construction for property investors.

STRONG RESCOURCE

Carmelcrest are able to carry out many projects simultaneously. It is not unusual for us to have over twenty projects on at one time. This level of organisation has evolved as the company has grown over the years.

We employ site managers who are dedicated to each project; supported by a project manager who manage several projects, all supported by a strong office  team enabling us to give a high-quality service.

We have offices in Bishops Stortford, and branch offices in Cambridge and Peterborough.

QUALITY SERVICE

We offer fully itemised free quotations and are willing to attend site during the design phase to offer support and advice where we can. Our management team are very experienced and professionally qualified, the chairman being MCIOB and MRICS.

We are highly experienced at working on Buy to Lets (BTL’s), Houses of Multiple Occupancy (HMO’s), Commercial to Residential Conversions and New Builds. Our team are up-to-date with the latest regulation. 

We can also act as “Principle Designer” under the CDM Regulations on behalf of our clients and advise on Building Regulations and Planning Permission.

RESPECTING HOMES

Our staff are trained to respect clients homes and will go the extra mile to make the experience as stress-free as possible. Specifically: • To be respectful at all times. • To protect the health and safety of all parties. • Protect existing finishes inside and out of clients properties. • Minimise dust by sheeting up and using extraction. • Book deliveries at times which does not cause disruption. • Minimise noisy operations when inconvenient. • Clean up after ourselves. • Confine themselves to the work area.

AFTERCARE SERVICE

Our aftercare service is second to none. On completion of the work, clients will be given an operations and maintenance manual, which will include a dedicated office contact who will arrange for an operative to visit within 2 days or the same day in the unlikely event of an emergency, to inspect the work. Then arrange a convenient time to rectify the work. This service remains in place for 12 months after the completion of work.

COMMUNICATION

Frequent communication is important to us. The Site Manager is tasked with day-to-day liaison with our client contact. Regular site meetings with our Project Managers are also useful to keep all parties informed.

We have also found that a pre-start meeting with all interested parties to discuss the forthcoming work is very useful and leads to a smooth-running project.
